Selling a Single-Family Home Outside New York City

Selling a Single-Family Home Outside New York City

Overview

Do not transplant NYC closing assumptions to a property elsewhere in New York. Confirm survey practice, title evidence, inspections, local transfer taxes, recording, water and septic review, and closing logistics for the actual county, municipality, property, and contract.

Verified Tax Baseline

New York State's base real-estate transfer tax is $2 for each $500 of consideration or fractional part, equivalent to 0.4%. NYC's RPTT is a city tax and does not apply to property outside New York City.

For property in the Peconic Bay Region, use the current Community Preservation Fund return rather than a generic "East End tax" estimate. The current return identifies East Hampton, Riverhead, Shelter Island, Southampton, and Southold. It calculates a 2% Community Preservation Fund charge and adds a 0.5% Community Housing Fund charge in East Hampton, Shelter Island, Southampton, and Southold. Its exemptions vary by town, property type, and consideration.

Have the closing attorney calculate the current state and local transfer-tax treatment for the actual parcel and parties. Do not subtract a Peconic charge from seller proceeds until counsel confirms who bears it under law and contract.

Property Protocol

Ask the attorney and title professional what title evidence, survey, municipal searches, transfer forms, and closing method are used for that county. Ask qualified inspectors which well, septic, radon, oil-tank, flood, wetlands, or other property-specific investigations are appropriate.

Order a survey or update only after counsel and the title professional define what is needed. Set timing and cost from actual vendor quotes and transaction requirements; there is no reliable statewide survey price or closing duration.
