How NYC seller closing costs work
How much are seller closing costs in NYC?
A NYC residential seller typically pays: the NYC Real Property Transfer Tax (1% of the sale price at or below $500,000, or 1.425% above $500,000); the NYS transfer tax (0.4%, rising to 0.65% for residential sales of $3M or more); attorney fees (commonly ~$2,500 - $4,000); a co-op flip tax if the building charges one (often 1-3%); mortgage payoff; and the broker commission. Botway’s full-service fee is 1% of the sale price (minimum $5,000) versus a traditional commission of roughly 5-6%. Example on a $1,000,000 condo: NYC RPTT $14,250 + NYS $4,000 + attorney $2,500 = $20,750 fixed, then a $10,000 Botway fee (vs. $60,000 at 6%) - a $50,000 swing straight to your net proceeds.
What is the NYC transfer tax when selling a home?
The NYC Real Property Transfer Tax (RPTT) on residential property is 1% of the sale price for sales of $500,000 or less, and 1.425% for sales above $500,000. The New York State transfer tax adds 0.4% (0.65% for residential sales of $3,000,000 or more).
Do co-op sellers pay the same closing costs?
Co-op sellers pay the NYS transfer tax and, if the building charges one, a flip tax (set by the co-op, often a percentage of the sale price). Whether the NYC RPTT applies to a specific co-op share transfer should be confirmed with your attorney. There is no title insurance on a co-op, which lowers other costs.
Does this work outside New York City?
Yes. Select any New York county. The statewide NYS transfer tax applies everywhere; the NYC RPTT applies only within the five boroughs. Some cities (e.g., Yonkers) levy their own transfer tax, which the calculator includes where known.
