What is free?
Listing. For an accepted property there is no listing fee: Botway enters it on the MLS after review and your leads come straight to you. You run the deal yourself. The tools and the Knowledge Base are free too. Photography and paid placements cost extra if you want them.
Who answers inquiries?
On a free listing, you do: leads route directly to you. On full service, Botway answers them and coordinates showings.
Where do you operate?
Botway is licensed in New York and Connecticut. We confirm service for your specific property and area when we review your submission.
When does my listing go live?
After we have the required information, your authorization, and a completed review, Botway enters the listing on the MLS and records the MLS number. Submitting the form does not by itself put a listing live, and we only tell you it is live once we have confirmed it.
How much will I save compared with a traditional broker?
It depends on what you would otherwise pay. Listing-side commissions are negotiable, so compare our 1% with the listing-side rate you have been quoted; on an $850,000 sale, 1% is $8,500 versus $21,250 at 2.5%. For rentals, a traditional fee is often one month’s rent; ours is a flat $1,000. The calculator on the Pricing page runs your numbers.
Do I pay anything upfront?
No. A free listing has no listing fee, and full-service fees are due only when your sale closes or your lease is done, as your agreement states.
How do you set the price?
From recent closed sales and leases nearby, current competition, early demand, and your goals. On full service Botway recommends and you decide; nothing changes without your approval.
How fast will it sell or rent?
Nobody can promise a date. Price, condition, and the market drive it. You will see views, inquiries, tours, and offers as they happen, so you can adjust with evidence instead of guessing.
Do I approve every offer and every tenant?
Yes. Botway ranks offers and applicants and negotiates for you, but the decision is always yours.
How do you screen tenants?
Against the same written criteria for every applicant, following fair housing law, including New York’s source-of-income protections. Software organizes the application; a person reviews it, and you make the final call.
Who pays the broker fee on a rental?
Under NYC’s FARE Act, whoever hires the broker pays. When you hire Botway to lease your unit, you pay the flat $1,000 and your tenant pays no broker fee.
Can you sell or rent a property with a tenant in it?
Yes. Showings follow the lease and the law on notice, and we plan access with you and the tenant up front.
Where will my listing show up?
Botway lists it on the MLS, and from there it goes out to all the major portals: Zillow, Realtor.com, Trulia, Homes.com, and more. Rentals also go to the major rental sites, including Apartments.com, Zumper, and HotPads.
How do I see what is happening?
Every owner sees their submission, anything missing, and the MLS entry. Full-service owners get the whole transaction in the Console: leads, tours, feedback, offers, and documents.
What other costs might I have?
Photography, video, floor plans, optional paid placements, buyer-side compensation, legal costs, taxes and other closing costs are separate unless your agreement says otherwise.
Who does Botway represent?
The owner. Your service choice and signed agreement define the representation. Buyers and renters should confirm their own.
Can I change services or leave?
Yes. Start free and move to full service whenever you want; an upgrade is never automatic. Cancellation, exclusivity and any fee already earned follow your signed agreement.
