Can historic district rules prevent me from making repairs before selling?

Historic district designation can restrict exterior modifications - including window replacement, facade work, roofing materials, and even paint colors - without prior approval from the local landmarks commission. Interior renovations are generally unrestricted. If you plan pre-sale improvements, verify which changes require a certificate of appropriateness. Unapproved alterations can result in violations that complicate your sale.
