How do escalation clauses work in real estate?

An escalation clause automatically increases the buyer's bid by a set increment over competing offers, up to a maximum cap. While buyers see this as protection against overpaying, it actually reveals their absolute ceiling to you. The strategic move is to reject the escalation mechanic entirely and counter-offer the buyer directly at their revealed maximum cap - capturing their top dollar without proving a competing bid exists.
