How do I prepare for the appraisal to protect my contract price?

Assemble a comparable sales package before the appraiser visits. Include 3-5 recent closed sales that support your contract price, with adjustments for differences in condition, size, and floor. Give this package to the appraiser at the property - most will accept supporting documentation. Also ensure the apartment is clean and staged during the appraisal visit; presentation influences value perception even for licensed appraisers.
