How do I reduce my transfer tax liability as a seller?

Do not assume a co-op is exempt from NYC Real Property Transfer Tax. NYC Finance expressly includes transfers of cooperative housing stock shares, and individual cooperative apartments use the residential RPTT schedule. Have the closing attorney calculate New York State and New York City transfer taxes from the verified government schedules and determine whether a transaction-specific exemption applies. Do not infer an exemption from the legal form of the property.
