How long does it take to close on a co-op in NYC?

Expect 90-120 days from signed contract to closing. The co-op board review alone takes 8-12 weeks. Add 30-45 days for mortgage underwriting and the appraisal, plus title clearance. These timelines run partially in parallel but the board process is almost always the longest constraint. Condo closings are significantly faster at 60-90 days due to lighter board involvement.
