Should I accept a cash offer over a financed offer?

Cash offers eliminate financing contingency risk, appraisal risk, and lender timeline delays - they close faster and with far higher certainty. In co-op transactions, cash buyers also bypass the strictest board scrutiny around DTI ratios and lender requirements. A cash offer at a modest discount often delivers superior risk-adjusted net proceeds compared to a higher financed offer that carries meaningful collapse risk.
