Should I clear open violations before listing my property?

Yes - open DOB violations and ECB penalties are discovered during every title search and create immediate deal friction. Unresolved violations give buyers' attorneys leverage to demand credits, delay closings, or walk away entirely. Clear violations before listing whenever possible. If a violation cannot be resolved quickly, disclose it upfront, obtain contractor quotes, and factor the cost into your pricing.
