Should I require buyers to be fully underwritten before accepting an offer?
Yes. A standard "soft" pre-approval offers virtually zero guarantee the buyer will survive final underwriting - let alone a co-op board review. Requiring full underwriting before accepting an offer eliminates the risk of discovering 45 days into the contract that the buyer's income does not actually qualify. It also compresses your closing timeline because only the property appraisal and title search remain.
