What is a good debt-to-income ratio for a co-op buyer?

Most NYC co-ops require DTI below 28-30%, but your buyer should be well below the ceiling - ideally at 25% or less. A buyer at exactly the board's limit has zero buffer for rate fluctuations, underwriting adjustments, or board conservatism. The tighter the margin, the higher the risk of either lender denial or board rejection, both of which kill your deal and waste months.
