When can I cancel my homeowners insurance after selling?

Maintain your homeowners insurance through the closing date - do not cancel early. You remain liable for the property until title transfers. If a fire, flood, or other insured event occurs between cancellation and closing, you bear the full loss with no coverage. Notify your insurer of the sale date and request cancellation effective at close of business on closing day. Any prepaid premium will be refunded.
