Base Year

Base year is a pass-through structure in which the landlord pays operating expenses up to a benchmark year amount, and the tenant pays increases over that benchmark (commonly as additional rent). The definition of "operating expenses" and the treatment of exclusions and gross-ups are usually negotiated because they drive future costs.
