How the Turnover Planner works
The planner works backward and forward from lease and possession dates. Supported legal dates come from Botway’s shared rule engines; marketing dates are editable planning defaults. Notice is not assumed to be T-90, regulated units use a separate workflow, inspections depend on applicable rules and tenant request, and deposit timing uses expected possession only as an estimate until actual possession is entered.
- Enter the lease and occupancy dates. Add the lease, original occupancy, and planning-anchor dates.
- Identify the tenancy type. Select the jurisdiction and tenancy classification.
- Select the expected action. Describe renewal, nonrenewal, tenant notice, or an undecided path.
- Review calculated milestones. Distinguish shared rule outputs from planning recommendations.
- Customize operational dates. Edit photography, marketing, cleaning, and other nonstatutory dates.
- Confirm expected move-out. Keep expected and actual possession separate.
- Review inspection and deposit dates. Update request status and actual possession as facts change.
- Open related Botway tools. Use explicit device-local handoffs without private query strings.
- Download or save the plan. Use .ics, Google Calendar, Outlook, print, local backup, or Portfolio Tracker.
Calendar events are organizational reminders. Update estimated dates when facts change.
Frequently asked questions
What is a landlord turnover plan?
An organizational timeline for renewal decisions, marketing, move-out, inspection, deposit follow-up, and the next tenancy.
How early should a landlord begin planning?
The planner starts with an editable T-120 strategy recommendation. The lease and applicable rules may require a different start.
Is T-120 a legal deadline?
No. It is a Botway planning recommendation.
Does every New York landlord need to give 90 days’ notice?
No. The shared engine evaluates the entered occupancy, lease term, action, rent change, and lease clause; it does not assume T-90.
How are 30-, 60-, and 90-day periods calculated?
For supported New York market-rate paths, the planner reuses Botway’s centralized Renewal Notice Generator engine.
Does an increase of 5% or more require notice?
The shared New York engine treats the entered increase as a potential trigger and still requires review of coverage and facts.
Does a nonrenewal require notice?
The shared engine evaluates supported New York market-rate facts. Leases and other laws may add requirements.
What if the notice date passed?
The original calculated date stays visible as overdue. The planner does not say the issue is cured or waived.
Does it work for rent-stabilized apartments?
Yes. It routes to the separate regulated-renewal window and RGB calculator without calculating an independent RGB rate.
When should a regulated renewal be prepared?
The planner displays the shared regulated offer window and current rule freshness. Confirm the official HCR workflow.
When should an occupied apartment be photographed?
T-30 is an editable planning recommendation. Confirm lawful access and permission first.
When should marketing begin?
T-21 is the editable marketing-live default; T-14 is final readiness, not a second launch date.
Can I change photography or marketing dates?
Yes. Operational dates are editable and retain their original recommendation.
What is the pre-move-out inspection window?
For supported New York residential paths, it comes from Botway’s shared inspection engine.
Does the tenant have to request the inspection?
The planner tracks notice and request status and does not assume an appointment was requested.
How much scheduling notice is required?
The shared inspection rule supplies the reference. Confirm current requirements and delivery facts.
When does the deposit-return clock begin?
The planner uses the expected or actual possession date, not automatically the lease-end date.
Is lease end always move-out?
No. Lease end, expected possession, actual possession, vacancy, and key return can differ.
What if the tenant remains after lease expiration?
The planner flags professional review and does not assume possession.
Does this determine lawful deductions?
No. It does not adjudicate damage, ordinary wear, charges, or evidence.
Can I download the plan to my calendar?
Yes. Standard, Google Calendar, and Outlook-labeled multi-event .ics files are available.
Do calendar reminders satisfy legal notice?
No. They do not deliver notice, prove delivery, or extend a deadline.
Can I use it without email?
Yes. Calculation, tracking, local saving, calendar, copy, print, and export are ungated.
Where is an anonymous plan saved?
In this browser on this device. Clearing browser data may remove it.
Can I save to Portfolio Tracker?
Authenticated users can save selected plans to an existing portfolio, property, unit, and lease.
Does account creation create an Inquiry?
No. Only explicit PDF or service requests create an Inquiry.
Can Botway manage the leasing turnover?
Botway offers landlord leasing support for pricing, marketing, inquiries, tours, applications, and leasing; the tool is not property management.
Is this legal or property-management advice?
No. It is educational and organizational and requires professional review where appropriate.
