Do I need a perc test before selling land?

If the property is not served by municipal sewer, a passing perc test is essentially mandatory for any buyer who wants to build. Without it, the land is unbuildable - making it worthless to most purchasers. Perc tests cost $500 - $1,500 and are typically valid for 3-5 years depending on municipality. A failed perc test severely limits your buyer pool to those willing to pursue alternative septic systems, which are significantly more expensive.
