How do I sell land in New York?

Land sales require a fundamentally different approach from improved property. Prepare a site plan showing boundaries, building envelope, setbacks, and utility access. Document zoning, permitted uses, septic/perc test results, water availability, and road frontage. Address subdivision potential if applicable. Your buyer pool is primarily builders, developers, and custom-home purchasers who need buildability proof before they can commit.
