How do buyers use Zestimates against me in negotiation?

Buyers increasingly arrive at showings with AVM estimates they treat as authoritative. When your listing price exceeds the Zestimate by more than 5-10%, buyers experience anchoring friction and may decline to make offers. Counter this by reviewing AVM estimates before pricing, correcting any data errors on the platform, and training your listing agent to address AVM-based objections with a prepared comp analysis at every showing.
