AVMs rely on public data - recorded sales, tax assessments, and listing history. They cannot see your renovation quality, floor level premium, light exposure, or building financial health. If the Zestimate is materially low, submit data corrections to the platform (square footage errors, bedroom count, etc.). Then prepare a comp package for showings that justifies your pricing above the AVM estimate and addresses the anchoring effect on AVM-informed buyers.
