How do pending special assessments affect my sale?

Undisclosed pending assessments are one of the most common sources of post-closing disputes. If an assessment has been approved or is under serious board consideration, disclose it upfront. Buyers who discover a $20,000 assessment during due diligence will either demand a dollar-for-dollar credit, reduce their offer, or walk. Proactive disclosure builds trust and lets you price the property to account for the buyer's expected cost.
