Should I mention HOA restrictions in my listing description?

Yes - especially restrictions that materially limit the buyer pool. Rental restrictions, pet restrictions, age-restricted communities (55+), and architectural approval requirements should appear in the listing to filter out unqualified buyers before they waste your showing time. A buyer who discovers they cannot rent the unit after purchase will walk during attorney review, costing you weeks of market time.
