Is an installment sale better than a 1031 exchange?

Neither structure is categorically better. Section 1031 and installment reporting have different eligibility rules, timing, liquidity, credit, and tax consequences. Do not exclude an investment co-op solely because it is represented by shares: current IRS Form 8824 instructions list stock in a cooperative housing corporation as real property for §1031 purposes. Have a tax adviser compare both structures before the transfer. Source: IRS, Instructions for Form 8824 (2025), fetched and read 2026-08-07.
