Should I accept a lower offer from a cash buyer?

It depends on the discount versus the certainty premium. Cash offers eliminate financing contingency risk, appraisal risk, and typically close 2-4 weeks faster. Calculate the holding cost savings from a faster close plus the probability-weighted value of deal certainty. A 5% cash discount on a $2M property costs $100K - but if a financed offer has a 20% chance of falling through, the risk-adjusted math often favors cash.
