Should I counter an offer or accept it?

Never automatically accept just because it meets asking price - negotiate structure first. If the offer price is acceptable, counter on terms: shorten the mortgage contingency window, require an appraisal gap clause, or mandate an "as-is" sale. If the price is below target, use the midpoint rule - the buyer is likely prepared to negotiate to the midpoint between their opening bid and your asking price.
