Should I order a title search before listing?

Yes - ordering a preliminary title report during the pre-listing phase is one of the smartest moves a seller can make. It surfaces hidden issues like open DOB permits, ECB violations, mechanic's liens, or unpaid charges that could derail your closing. Clearing these before listing removes title from the critical path entirely and prevents eleventh-hour leverage shifts to the buyer.
