Should I price below the sponsor units?

In most cases, yes - unless your specific unit offers clear, documentable advantages (better view, higher floor, superior layout, upgraded finishes) that justify a premium. Buyers default to purchasing from the sponsor when pricing is comparable because they get new condition, full warranty, and concession packages. Pricing below the sponsor's effective price is usually necessary to attract buyers to your resale.
