Should I provide comparable sales data to the appraiser?

Yes - prepare a comp package with 3-5 recent closed sales that support your contract price and give it to the appraiser at the property. Most appraisers accept supporting documentation. Include adjustments for differences in condition, floor level, exposure, and size. This is not manipulation - it is providing relevant market data that the appraiser may not have identified independently. Proactive data submission is one of your strongest defensive tools.
