Should I take a lower offer that is more likely to close?

Often, yes. A $2M all-cash offer with a 95% closing probability has a risk-adjusted value of $1.9M. A $2.1M financed offer with borderline financials and a 60% closing probability has a risk-adjusted value of only $1.26M. Add months of wasted carrying costs and re-listing stigma if the higher offer collapses, and the "lower" offer frequently delivers far superior net proceeds.
