Anchoring means the first number in a negotiation disproportionately influences the final outcome. When you counter at a strong price - close to your asking price - it sets the reference point for all subsequent discussion. Buyers mentally adjust from your anchor rather than their original offer. Counter too low and you surrender the psychological advantage, making it harder to recover value in later rounds.
