When should I pivot from primary buyer to backup?

Pivot when the primary buyer demonstrates behavior that predicts deal failure: repeated deadline extensions, financing complications surfacing after contract, unreasonable post-inspection demands, or failure to submit their board package on time. The decision point is when continuing with the primary buyer costs more in time and carrying costs than resetting with the backup. Calculate both paths financially before deciding.
