Conveyance
For NY recording-law purposes, "conveyance" is defined broadly to include essentially any written instrument by which an estate or interest in real property is created, transferred, mortgaged, or assigned, or by which title may be affected, with enumerated exceptions (for example, wills and leases not exceeding three years). This breadth explains why title searches include instruments beyond deeds (such as mortgages and subordinations).
