Can I donate my property to charity instead of selling?

A Charitable Remainder Trust lets you transfer appreciated property to a trust, which sells it tax-free and pays you income for life or a term of years, with the remainder going to charity. You receive a charitable deduction, avoid immediate capital gains tax, and generate income. Direct property donation to a qualified charity also provides a fair market value deduction. Both strategies require careful structuring with a tax attorney and CPA.
