Who is a good candidate for a Charitable Remainder Trust?

A CRT works best for sellers who hold highly appreciated property with a low basis, do not need full access to sale proceeds immediately, want a lifetime income stream, have genuine charitable intent, and are in high tax brackets where capital gains avoidance is maximized. It is least appropriate for sellers who need their full equity for housing, have no charitable inclination, or hold property with minimal appreciation.
