How do holding costs affect my bottom line price?

Holding costs - property taxes, maintenance, insurance, and the opportunity cost of your capital - accumulate daily and silently erode your net proceeds. If your carrying costs are $5,000 per month and you hold out for a $20,000 higher offer for six months, you have actually lost $10,000 in net proceeds. Rational sellers factor daily holding costs into every pricing and negotiation decision.
