What is a seller net sheet and when should I use it?

A seller net sheet is a line-by-line breakdown of your expected proceeds from a specific offer: gross price minus every deduction (mortgage payoff, commissions, transfer taxes, flip tax, credits, attorney fees). Your broker or attorney should produce one for every offer you receive - and you should compare net sheets side by side rather than raw offer prices. Two offers at $2M can produce net differences of $30,000 - $50,000 based on structural terms alone.
