What makes vacant land harder to sell than a house?

Vacant land lacks the emotional pull that homes provide - buyers cannot walk through and visualize their life. Financing is also harder: most lenders do not offer standard mortgages for unimproved land, requiring buyers to pay cash or obtain specialized land loans at higher rates. Your buyer pool shrinks dramatically. Compensate by providing surveys, perc test results, zoning confirmations, and utility documentation that prove buildable potential.
