Every empty day is rent you will never recover. But the reflex to "just drop the price" trades a permanent reduction in effective rent for a temporary cure. The objective is to compress days-on-market while protecting the number that actually matters: net effective rent over the lease term.
Separate the two costs
There are two costs of an open unit, and owners routinely confuse them:
- Vacancy cost - the rent lost while the unit is empty. It is real but finite.
- Concession cost - the rent given away to fill it, which compounds across the lease and often the renewal.
A single month of vacancy on a $4,000 unit costs $4,000. Underpricing that same unit by $200/month costs $2,400 over a year - and resets your renewal ceiling. Frequently, eating a few extra vacant days is cheaper than a permanent price cut.
Fix the funnel before the price
Most "overpriced" units are actually under-marketed. Before you touch rent, audit the funnel:
Presentation
Light, wide, clean photos in the first three slots. A floor plan. An honest, specific description. Listings lose more renters to bad photos than to a high price.
Response speed
Leads decay by the hour. A reply inside ten minutes converts at multiples of a reply the next day. If you cannot staff that, automate the first touch.
Friction
Self-tour options, clear application steps, and transparent requirements remove the silent drop-offs that masquerade as weak demand.
Use concessions surgically
When you must sweeten the deal, prefer a time-limited concession (one month free on a 13-month lease) over a headline rent cut. It preserves your face rent for comps and renewals while still lowering the renter's effective monthly cost. Just be sure you can articulate the real net number - both to the renter and to yourself.
Know when speed is worth it
Sometimes leasing fast at a small discount genuinely beats holding out: end-of-season units, soft submarkets, or a portfolio where one open unit drags shared marketing spend. The point is to make that trade deliberately, with the math in front of you - not as a panic reaction to a quiet week.
Botway models pricing and concessions against your NOI goals, so the decision to hold or move is a number, not a feeling.
