How healthy is your listing?

Get a second opinion on your price, market response, photos, and listing presentation. The report uses current cached market data and the information you provide.

A listing can be active without being competitive. See what may be helping or hurting yours.

How is it currently being marketed?

This answer changes context, never the grade.

No email is required. Anonymous results do not create an Inquiry or operator alert. Your address, exact asking amount, description, and activity counts are not sent to general analytics.

How the health check works

Cached market data

Botway reads its synchronized Listings and ReSoft comparable caches. The report never calls ReSoft live.

Deterministic grades

Price, response, DOM, photos, completeness, and final grades are calculated in application code - not assigned by AI.

Honest confidence

The report displays cache date, geographic scope, comparable count, fallback, and data quality. Missing dimensions are reweighted, not scored zero.

Optional copy review

Rule checks and the shared fair-housing rules run first. Claude adds a structured critique only when configured and available.

Helpful reading: pricing before a listing goes stale, reducing vacancy without underpricing, and fair-housing automation limits.

Listing Health Check FAQ

What is a listing health check?

A structured second opinion on price position, market response, days on market, photo completeness, listing copy, fair-housing language, and listing completeness.

Is the Listing Health Check free?

Yes. The complete report is free and ungated.

Do I need to provide an email?

No. Email is requested only if you choose PDF delivery or a personal Botway review after seeing the full report.

Does the tool work for homes for sale?

Yes. Sale listings use sale comparables and sale-specific operational benchmarks.

Does it work for rental listings?

Yes. Rental listings use rental comparables and rental-specific operational benchmarks.

Does Botway scrape my StreetEasy or Zillow listing?

No. The listing URL is optional reference information and is never scraped by this request.

Where does the comparable data come from?

The tool reads Botway’s existing cached Listings and ReSoft comparable rows used by Market Pulse.

Does the tool call ReSoft live?

No. A report request reads cached data only and never triggers a live ReSoft request.

How current is the market data?

The report displays the latest available cache date and labels data fresh, aging, stale, or unavailable.

What happens if there are not enough comparables?

The report discloses any wider fallback. If data is too limited or stale, the price or DOM dimension is not graded and its weight is redistributed.

Is the report an appraisal?

No. It is an educational planning tool, not an appraisal or broker price opinion.

Does the grade tell me what my property is worth?

No. It describes the listing’s position and marketability from available inputs and cached comparisons; it does not determine value.

How is the price-position grade calculated?

It uses distance from the cached median, comparable percentile, response, DOM context, and data quality. It never assumes every price reduction is beneficial.

How is days on market graded?

Entered DOM is compared with the selected cached median. New listings receive a reasonable initial exposure period.

How many listing photos should I have?

The current healthy benchmark is 20 photos for a sale and 14 for a rental, adjusted by relevance rather than count alone.

Does the tool analyze photo quality?

No. It grades photo quantity and completeness only because no images are uploaded.

How does the listing-description review work?

Rule-based checks always run when copy is supplied. A schema-validated Claude critique is added when the configured provider is available.

Does the tool check fair-housing language?

Yes. It reuses Botway’s marketing fair-housing rules and suggests neutral, property-focused alternatives.

Is the fair-housing scan legal advice?

No. It is an informational language review, not a legal conclusion or certification.

What happens if AI analysis is unavailable?

The complete market and performance report still works, using deterministic copy and fair-housing checks. AI failure does not lower the grade.

Will Botway contact me after I use the tool?

Not after an anonymous report. Botway is notified only if you submit the optional PDF or review form.

When is an Inquiry created?

Only when valid contact information is voluntarily submitted for PDF delivery or a professional review.

What information is sent to the AI provider?

Only the description and minimal property context needed for copy review - not your name, email, phone, full address, unit number, or attribution.

Can I email the report to myself?

Yes. After viewing the complete report, submit the optional PDF form.

Can Botway review the property personally?

Yes. Choose the optional review request and the type of help you want.

Does a low grade mean the property will not sell or rent?

No. A grade is not a forecast or guarantee. Outcomes depend on the property, market, distribution, access, negotiation, and other factors.
