DRIE (Disability Rent Increase Exemption)
DRIE is the disability half of the NYC Rent Freeze Program, administered by the Department of Finance. It freezes the rent of eligible tenants with disabilities in rent-regulated units at the frozen amount; the landlord continues to collect lawful increases, but as a property tax credit from the City rather than from the tenant.
- Where it applies
- New York City
- When it comes up
- Renewals; rent administration
- Property types
- Rent stabilized, rent controlled, and certain other regulated units
In practice
The rent is frozen for the tenant, not for the owner - the delta arrives as a DOF tax abatement credit. Track DRIE units separately in rent rolls so renewals bill the frozen amount while the legal rent continues to be registered with DHCR.
