What should a seller due diligence package include?

A comprehensive package includes title report, survey, certificate of occupancy, building permits, inspection reports, environmental disclosures, property tax history, utility costs, HOA documents, and any warranties. For co-ops and condos, add board minutes, financials, and the offering plan. Providing this upfront signals transparency, accelerates the buyer's decision, and reduces the risk of post-contract renegotiation based on newly discovered issues.
