How do I know if an agent is overpricing my home to win the listing?
Compare their price recommendation against recent comparable sales, current competition, and absorption rate - not against what you hope to get. If the agent's number is materially higher than other agents' recommendations without clear data justification, they may be "buying the listing" with an inflated opinion they intend to reduce later.
