Should I choose the agent who says they can get the highest price?
Not automatically. The highest price estimate is only useful if it is supported by data and achievable in the current market. An agent who inflates expectations to win the listing often delivers worse net proceeds after price reductions, extended time on market, and accumulated carrying costs. Choose the agent with the best combination of realistic pricing, strong execution, and favorable economics.
